New York-based architecture firm Fogarty Finger has completed a new mixed-use hub, the Dime, in the South Williamsburg section of Brooklyn. Housed within a 23-story terracotta and glass structure linked to the landmarked Dime Savings Bank, the 345,000-square-foot project accommodates 117 residential units, 105,000 square feet of office space, and 50,000 square feet of retail.

The façade complements the exterior of the historic bank and supports unobstructed views of the city. “The Dime’s design takes nuanced cues from its neighboring bank’s historic architecture and materiality,” says Fogarty Finger director Harshad Pillai. “The bank’s fluted column design is echoed through the Dime’s terracotta façade, as well as in its commercial lobby walls that carry a variation of the gesture in a warm wood.”

Residential and commercial lobbies are located beside one another, with the former echoing the terracotta motif with bronze highlights. The commercial lobby welcomes visitors with a restrained aesthetic of black steel and metal. Artwork by sculptor Tom Fruin punctuates the interior of the commercial spac. Polished concrete floors span commercial environments—including the offices located across floors two through five—while high ceilings and floor-to-ceiling ribbon fenestration establish a loft-like ambiance.

Large outdoor terraces reinforce the building’s surroundings. “One of our planning goals was to provide every office floor access to a terrace,” Pillai adds. “One of these terraces is the roof of the historic bank with iconic views of the Williamsburg Bridge and downtown Manhattan.”

Additional onsite amenities include a community garden, yoga studio, fitness center, dual lounges, a basketball court, and coworking lounge. A vintage-style speakeasy is housed on the 22nd floor as well, accenting custom millwork and dark, rich tones with warm library lighting.
