HICAP DEAL OF THE YEAR AWARD WINNERS ANNOUNCED

Hong Kong (19 October 2018) – The organizers of the annual Hotel Investment Conference Asia Pacific (HICAP), announced the winners for the Reggie Shiu Development of the Year, Transaction of the Year, and the Merger & Acquisition Deal of the Year Awards. The awards were presented at the 29th annual HICAP, on 19 October 2018 at the Kerry Hotel Hong Kong.


YOTEL Singapore Orchard in Singapore was named Reggie Shiu Development of the Year. The 610-Key YOTEL Singapore Orchard is a unique concept leveraging technology and design to drive extraordinary cost efficiencies for owners and unique experiences for guests. Introducing self check-in and checkout technology as well as guest service robots to the Singapore hotel market, YOTEL’s success proves “micro” hotel rooms (13-16 sqms) don’t belong only in the Economy segment. Efficiency in space programming, focused predominantly on rooms with leased F&B venues and a lean operating model, generates strong profitability and return on investment. For an unknown brand in Asia, YOTEL has been able to achieve rapid ramp up and strong Year-to-Date performance. Involved in this development were: Owner: Hong Fok Corporation; Operator: YOTEL; Lender: United Overseas Bank; Architecture and Interiors: DP Architects; Development Cost: USD63 Million (approx.). Finalists in this category also included Fairmont Maldives, Sirru Fen Fushi and The Murray Hong Kong, A Niccolo Hotel.


Cheval Blanc Randheli in the Maldives was named Transaction of the Year. Following a bespoke process, the Resort was marketed - and sold - for over USD200 million, representing the largest single asset transaction and the only significant trophy sale to have taken place in the Maldives. At a price exceeding USD4.5 million per key, the sale represented the highest price per key ever achieved for a hotel asset globally while being backed by sound investment returns. The Resort is globally recognized as one of the world’s leading hotels and the sale offered a generational opportunity for the buyer to acquire a luxury asset in one of the world’s most exclusive resort destinations. The sale also cemented Maldives’ importance as one of the region’s leading markets for investment with over USD1 billion of activity since 2010, and demand from a broad spectrum of Asian and Middle Eastern investors. Finalists in this category also included the Sheraton Fiji Resort, Westin Denerau Island Resort & Denerau Golf & Racquet Club and the Sheraton Grande Tokyo Bay.


IHG’s acquisition of a majority stake in Regent Hotels & Resorts was named M&A Deal of the Year. To support IHG’s growth in the fast growing $60 billion luxury segment, the company acquired a 51% stake in Regent Hotels & Resorts in July 2018. IHG took control of the brand and the operating business from the deal closure enabling the hotels to benefit from IHG’s platform. IHG sees a real opportunity to unlock the brand’s enormous potential and accelerate its growth globally from the six hotels today to more than 40 hotels in the long term. Regent will be positioned in the space above InterContinental Hotels & Resorts and the team is evolving Regent’s brand positioning, while protecting what made the brand special. As part of the deal IHG announced plans to rebrand InterContinental Hong Kong to a Regent, after a full refurbishment, which will see the hotel return to its roots as it first opened its doors in 1980 as Regent Hong Kong. Finalists in this category also included Mantra Group acquisition by AccorHotels and the acquisition of KSL Capital Partners’ Outrigger Asia Pacific assets by Singha Estate.

HICAP DEAL OF THE YEAR AWARD WINNERS ANNOUNCED

Hong Kong (October 20, 2017) – The organizers of the annual Hotel Investment Conference Asia Pacific (HICAP), announced the winners for the Reggie Shiu Development of the Year, Single Asset Transaction of the Year, and the M&A Deal of the Year Awards. The awards were presented at the 28th annual HICAP, on 20 October 2017 at the InterContinental Hong Kong.


Four Seasons Kyoto (Japan) was named Reggie Shiu Development of the Year. Integrated with 800-year old historical gardens, the Four Seasons Kyoto respects the old urban scenery with its architectural design, while introducing a new interpretation of Japanese design in its interiors with centuries old local artisan products interspersed throughout. 


The 123 guest rooms and suites, plus 57 residences, overlook the expansive and well-tonsured gardens. Four dining options include an exclusive sushi restaurant, a modern brasserie, lounge and a garden teahouse used for meditative tea ceremonies by day that transforms at twilight into a bar serving fine sakes. The owner is Berjaya Corporation.

The operator is Four Seasons Hotels & Resorts. The architect is Kume Sekkei, Jun Mitsui Associates (Porte Cochére), Yamamoto Atlelier (Tea House). The interiors are by Hirsch Bedner & Associates (guest rooms, function rooms, public areas, pool and spa), Kokai Studio (Brasserie), and STRICKLAND (Sushi Wakon). The exterior designer is Landscape Design. The development cost was JPY40 billion (USD368 million). Finalists in this category also included Alila Fort Bishangarth (Jaipur, India) and Bawah Island (Anambas Archipelago, Indonesia).

Hyatt Regency Osaka (Japan) was named Single Asset Transaction of the Year. Acquired for JPY 16 billion (USD147.45 million) by Hoshino Resorts REIT from Hong Kong based Gaw Capital Partners (GCP) in November 2016, this deal represents the largest non-sponsor REIT hotel transaction in Japan to date. The hotel is a rare and desirable transaction and an opportunistic buy for Hoshino Resorts REIT, being one of the only high-quality, full-service internationally-branded hotels in the mostly limited-service Osaka market. 


The deal also involved a complicated land lease negotiation with the city of Osaka. Since its acquisition by GCP in 2014, the hotel has seen improved profit margins from market growth, cost management and energy investment. Its turnaround and subsequent sale capitalizes on increased investment interest in one of Japan’s fastest growing markets. Savills was the buyer’s advisor. Finalists in this category also included Hilton Melbourne South Wharf (Australia) and Novotel Melbourne on Collins (Australia).

There was a tie in the M&A Deal of the Year category. Both China Lodging Group’s (Huazhu Hotels) acquisition of Crystal Orange Hotel Holdings and V Hotel Management’s acquisition of Premier Inn’s Thai portfolio were named M&A Deals of the Year.

China-based multi-brand hotel company China Lodging Group’s subsidiary, China Lodging Holdings, acquired all of the equity interests of leading boutique hotel operator Crystal Orange Hotel Holdings' shareholders for approximately USD531.9 million. Announced in Feb 2017, the deal closed May 2017.

Crystal Orange’s positioning and style will complement Shanghai-based China Lodging’s coverage and development capability in China, as well as its corporate philosophy and brand portfolio as one of China’s largest hotel groups.

China Lodging Group has approximately 620 leased hotels — over 2,070 managed/franchised hotels and approximately 80 franchised hotels in operation and over 20 leased hotels and approximately 660 managed/franchised and franchised hotels under development. Beijing-based boutique hotel operator Crystal Orange was founded in 2006.

Its portfolio includes more than 100 hotels primarily located in tier one and tier two cities. Morgan Stanley, Latham & Watkins and Han Yi Law were the seller’s advisor for this transaction and Fangda Partners, Davis Polk & Wardwell were the buyer’s advisor for this transaction

V Hotel Management’s acquisition of Premier Inn’s Thai portfolio represents Singapore-based V Hotel Management’s first hotel investment in Thailand in line with their strategy to expand their offering of affordable midscale accommodation in the region, and seller WHRI’s divestment of their Thai portfolio as part of their withdrawal strategy of the Premier Inn business in Asia.

The acquisition was completed in June 2017 for THB 1.4 billion (approximately USD42.3 million). The portfolio was acquired with vacant possession, enabling the buyer to establish presence in two of Thailand’s key tourism destinations with an operator of their choice.

Additionally, the properties were available with BOI foreign ownership privilege, allowing the buyer to hold 100% ownership. The transaction was one of only a few hotel portfolio sales ever to be transacted on the open market in Thailand. JLL Hotels & Hospitality Group was the seller’s advisor for this transaction.

HICAP Announces Lifetime Achievement Award Recipient, Larry Tchou

Hong Kong (May 18, 2017) – HICAP is pleased to announce that Larry M.K. Tchou, Senior Advisor – Greater China for Hyatt Hotels & Resorts, will be awarded the HICAP Lifetime Achievement Award. Mr. Tchou will be presented with the award at the 28th annual HICAP being held 18-20 October 2017 at the InterContinental Hong Kong.

The HICAP Lifetime Achievement Award honors exceptional individuals who have distinguished themselves through their accomplishments and contributions to expanding, enhancing and advancing the hotel industry in the Asia Pacific region and the world.
As one of the first employees of Hyatt in Asia, Mr. Tchou was instrumental in introducing Hyatt into mainland China over 27 years ago, and has played an irreplaceable role in establishing Hyatt’s stronghold in the region. Since joining Hyatt in 1970, Mr. Tchou has worked his way up from being Rooms Division Manager, Executive Assistant Manager, Hotel Manager to General Manager at Hyatt Regency Hong Kong, to regional positions as Area Vice President, and Senior Vice President & Managing Director – Asia Pacific. Mr. Tchou currently serves as Senior Advisor – Greater China, Hyatt Hotels & Resorts.

With more than 40 years’ tenure with Hyatt, Mr. Tchou has gained great respect and recognition throughout the company and the industry. In recognition of his dedication and contribution, he was bestowed a Lifetime Achievement Award by the China Hotel Investment Summit Advisory Board in April 2006, conferred Honorary Fellowship by the Vocational Training Council in November 2008, Honorary Fellow of the Chinese University of Hong Kong in May 2011 and China Hotel Industry Lifetime Achievement Award by China Hotel Starlight Awards in March, 2015. Mr. Tchou is also an advocate for education in hospitality and tourism. He currently chairs various hotel and tourism boards at different educational institutions and is a member of numerous hospitality councils and committees.
“We are very honored to present the Lifetime Achievement Award to Mr. Tchou” said Jim Burba, co-founder of BHN. “His significant business accomplishments have positively influenced the growth of tourism throughout Asia and indeed the world,” Burba added.
